 You have listed your property for rent and are now dealing with prospective tenants, having to schedule viewing appointments, answering questions about the property, reviewing applications. How do you know which ones to choose? This can be a daunting, time-consuming process.

All prospective tenants are required to complete an application form, providing identification, and supporting documentation. This gives us information on all applicants, their employment status, previous residences, income verification which is all used to determine if the tenant is the right fit. 

We want to know not only what their personal references have to say about them, but what their employers and previous landlords think about them as well. All of this helps us to determine whether this person will take care of your property and take pride in having it as their home.

- Employment Status & Current Employer (are they gainfully employed)

- On Assistance (determine if the necessary supports are in place and that the rental amount does not exceed the amount of assistance qualified for causing an unnecessary financial burden on the tenants)

- Current Landlord & Previous Landlord (to determine how reliable of a tenant they are in regard to paying rent, etc.)

- Personal References

- Social Media / Online Check (to help determine character)

- Residential Tenancies Branch Orders System Check

- Criminal Background Check
